Zacharitsa 27 is a home-work-shop hybrid. The apartment is split over three levels connected by a spiral staircase and includes a mezzanine bedroom with balcony; a flexible ground floor with a kitchen and live-work space; a subterranean bathroom with a big bath; and a shared courtyard.

The space
Zacharitsa 27 was built in 1979, a typical post-war polykatoikia (apartment) building of its time. Like many of these traditional buildings, it contained a ground floor workshop below its residential apartments. The design approach looked to respect the original building’s architecture and purpose, and to fold in both traditional techniques and salvaged materials beside the subtle integration of modern amenities. The renovation offers a malleable living and working space – its design allows for different uses beyond the domestic, hoping for interactions with the wider neighbourhood: as an exhibition space, a shop, a workshop, a place to write or a place to host dinner.

Named after the Koukakis bed-making business that made the neighbourhood its home at the turn of the twentieth century, Koukaki is now a mix of neoclassical buildings, polykatoikia, fashionable cafes and bitter orange trees. Nicknamed ‘Little Paris’ in the 1980s, the area was once an artistic and subcultural centre; today, it is marked by restaurants, retail units and Airbnb rental apartments. Alongside its proximity to the city’s classical tourist spots and transport links, Koukaki’s tree-lined slopes and diverse building facades have made its streets the passageway of numerous tourists in recent years. Just metres from the neighbourhood’s dense urban sprawl, the forests of Filopappou Hill erupt brazenly from the grid street system in a wildscape of eroding schist, dry grasses, pine needles and sun-wrung rock face.
